That, having regard to the spacious setting between the properties in this particular part of the street, this proposal for a two-storey dwelling would significantly erode the gap between numbers 44 and 46 which would be detrimental to the character of the locality and harm the street scene, contrary to policies H4 and G6 of the adopted South Oxfordshire Local Plan 2011.

That, having regard to the parking layout, there is no reserved pedestrian access between the cars, the retention of the wall along the frontage makes access and egress difficult for both properties and the storage location for the bins is located in the parking area, all of this contributes to an impractical parking arrangement that is likely to lead to parking on the highway that will be detrimental to highway safety. This is contrary to policies D2 and T1 of the adopted South Oxfordshire Local Plan 2011.
