Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 0.06 Revision B, 1.20 Revision H, 1.21 Revision G, 1.25 Revision E, 1.31 Revision F, 1.35 Revision F, 1.61, 1.67 and 1.70 Revision B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That prior to the commencement of works, a specification for all new flues, vents and extracts shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a.Joinery details of all new windows and doors in the studio and games room (Section & elevation at 1:20 and 1:5) Reason: To safeguard the special architectural or historic interest, and the setting of the listed building in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.

That structural details and a method statement for any strengthening works required to the Master ensuite floor, the boot/utility room and the doorway between the kitchen/garden room shall be submitted to and approved in writing by the local planning authority prior to those works commencing. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011 and with advice contained within PPS5.
