The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/W0393/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1.25 Revision E and 1.35 Revision F, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no window(s), door(s) or other openings other than those shown on the approved plan(s) shall be inserted in the wall(s) or roof of the development hereby permitted. Reason: To safeguard the amenities of adjoining occupiers and the setting of the listed building in accordance with Policies H13 and CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details of all new windows and doors (Section & elevation at 1:20 and 1:5) Reason: To ensure that the details of the development are satisfactory in accordance with Policies C2, G6, H13 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the new games room hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the setting of the listed building and the character of the area in accordance with Policies C2, G6, H13 and CON5 of the South Oxfordshire Local Plan 2011.

That no flues or extracts other than those identified on the attached plans shall be installed without the relevant consent from the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies C2 and CON5 of the South Oxfordshire Local Plan 2011.

That the additional accommodation hereby permitted shall be occupied and used only in connection with and incidental to the occupation and use of the existing property Little Stoke House, Little Stoke as a single dwelling house, as specified in the application, and shall not be occupied or used separately thereafter. Reason: To safeguard the character and setting of the grade II listed building and because the creation of a separate dwelling in this location would be contrary to Policies CON5 and H6 of the South Oxfordshire Local Plan 2011.
