Conditions / Refusal Reasons
Within 3 months of the date of the planning permission hereby granted, the following works shall be undertaken in accordance with the submitted plans, Drawing no AHCC/PLPRPE/30031002c and shall be retained as such:

 - Reduction of the embankment and the widening of the footway alongside The Lodge and Shillingford Road
 - Installation of the pedestrian island with bollards at a midway point 
 - Road markings
 -  Extension of the footways on either side of the access to line up with the pedestrian crossing points onto the island
 - Drainage works.

Reason: In the interest of highway safety and in accordance with Policy T1 and T2 and Appendix 5 (car Parking Standards) of the South Oxfordshire Local Plan 2011.NB. For works in the highway (crossover) a separate permission is required from the Local Highway Authority. Please contact the LHA Southern Area Office prior to the commencement of works - TEL 0843 10 1111.

Within 3 months of the date of the planning permission hereby granted,  the parking and turning areas shall be provided in accordance with the submitted plans Drawing no. AHCC/PLPRPE/30031002c , and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. 

Reason: In the interest of highway safety and in accordance with Policy T1 and T2 and Appendix 5 (car Parking Standards) of the South Oxfordshire Local Plan 2011. NB. For works in the highway (crossover) a separate permission is required from the Local Highway Authority. Please contact the LHA Southern Area Office prior to the commencement of works - TEL 0843 10 1111.

Within one month of the date of the planning permission hereby granted, details of the vision splays shall be submitted in writing for approval to the local planning authority, and the approved scheme shall be implemented within 3 months of the local planning authority's approval and shall be retained in accordance with the approved details at all times. 

Reason: In the interest of highway safety and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
