Conditions / Refusal Reasons
That, having regard to the design, scale, and siting of the replacement dwelling in a location on the edge of the settlement, the proposed development will be at odds with the established built character on Willow Court Lane and will have a significantly harmful impact to the special landscape character of the North Wessex Downs Area of Outstanding Natural Beauty contrary to policies G2, G6, D1, C2 and H12 of the South Oxfordshire Local Plan 2011 and the South Oxfordshire Design Guide 2008.
That, having regard to the significant height of the proposed dwelling to the west of 'The Deltas' and the limited distance between the front elevations of the two buildings, the proposed development will be unneighbourly by way of being overbearing and oppressive to that property, contrary to Policy D4 of the South Oxfordshire Local Plan 2011.
Insufficient information accompanied the application to determine the impact of the development on an area archaeological potential contrary to Policy CON12 of the South Oxfordshire Local Plan 2011 and advice in PPS5: Planning for the Historic Environment.
