Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the external walls shall be clad in horizontally aligned timber boarding, and details of the type of boarding and colour finish shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, Con 3 and Con 5 of the South Oxfordshire Local Plan 2011.

That the roof shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and Con 3 of the South Oxfordshire Local Plan 2011.

That the garage building hereby permitted shall be used only for purposes specified in the application, for garage and storage, incidental to the occupation of "The Cottage" and the building shall not be adapted for living purposes or used for any commercial purpose without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To protect the local amenities in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority details of the proposed windows and door at a scale of 1:20 Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and Con 3 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved drawing nos. 1, 2, 3, 4 and 5 and amended plan received on 17 June 2010, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.
