Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Block Plan, drawing no 6492/10 B except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

A full archaeological watching brief shall be carried out during the period of construction works by a professionally competent archaeological organisation in accordance with details which shall have been submitted to and approved in writing by the local planning authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Government advice set out in PPG16 'Archaeology and Planning' and in accordance with Policies CON11, CON13 and CON14 of the South Oxfordshire Local Plan 2011.

The development permitted by this planning permission shall only be carried out in accordance with the approved Floodplain Compensation Scheme dated 23 April 2010, Issue A, carried out by Monson reference 6522 accompanying this application and in compliance with the FRA dated 30 November 2009, carried out by Monson, reference 6492, Issue C and drawing 6492/10, Issue B, carried out by Monson (which accompanied application ref P09/W0947 for the riverside moorings) and the following mitigation measures detailed within the FRA: 1. Provision of compensatory flood storage on the site by excavating 116m3 within the functional floodplain as detailed within the Floodplain Compensation Scheme drawing 6492/10 Issue B. 2. The works shall be carried within three months of the date of this decision. Reason 1. To prevent flooding elsewhere by ensuring that compensatory storage of flood water is provided. 2. To ensure the works are in place immediately after the works are completed to ensure there will be no loss of flood storage during a flood event In accordance with Polcy EP5 of the adopted South Oxfordshire Local Plan 2011.
