Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

The works hereby approved shall be carried out in accordance with the details shown on the submitted plans 09073 -P12, 09073-P10, 09073-P11. Reason: To secure that proper planning of the area in accordance with the Development Plan policies.

Prior to the occupation of the works hereby approved, the details of the proposed post and rail fence crossing the yard and the railings ( including finishes) on the east side of the garage building shall be submitted at a scale of 1:10 and approved writing by the Local Planning Authority. Reason : To help assimilate the work into its surroundings in accordance with Policies C9, D1 and Con 5 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, samples of the following shall be submitted to and approved in writing by the Local Planning Authority : a) slates for the re-roofing of the garage building b) stone for the retaining wall on the east side of the garage buiding Reason: To ensure that the details of the works are satisfactory in accordance with Policies D1 and Con 3 of the South Oxfordshire Local Plan 2011.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:10 has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1 and Con 3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of the works, details of the window serving bedroom 2 of unit 2 , the doors from unit 1 to its patio area and the boundary between the units on the patio area, shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure satisfactory means of enclosure in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
