Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

The works hereby approved shall be carried out in accordance with the details shown on the submitted plans - 259-30B and 259 29A, 259-27A, 259-28, 259-31. Reason: To secure the proper planning of the area in accordance with the Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods uses and to material, colour, texture and profile. Reason: To ensure that the details of the works are satisfactory and in accordance with Policies D1 and Con 2 of the South Oxfordshire Local Plan 2011.

Details of the proposed drains, gutters, down pipes, vents and flues shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works Reason: To ensure that the details of the works are satisfactory in accordance with Policies D1 and Con 3 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted and approved in writing by the Local Planning Authority ahead of commencement of the relevant stage of work; 1. Bricks including brick capping Sample panels of facing brickwork showing the proposed brick to be used, coursing and printing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. Reason: To ensure that the details of the works are satisfactory in accordance with Policies D1 and Con 3 of the South Oxfordshire Local Plan 2011.

Details of internal joinery, including doors and new staircases should be submitted at a scale of 1:10 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works Reason: To ensure that the details of the works are satisfactory in accordance with Policies D1 and Con 3 of the South Oxfordshire Local Plan 2011.
