Conditions / Refusal Reasons
That the alterations and extensions to the former barn, coinciding with its conversion to residential accommodation and facilitating the change of use, have unacceptably altered the simple form, design and agricultural character of the building contrary to policy E8 of the South Oxfordshire Local Plan 2011.
That the alterations and extensions to the former barn, coinciding with its conversion to residential accommodation and facilitating the change of use, fail to respect local distinctiveness in that they have had an urbanising effect on the site and its surroundings, which is also damaging to the countryside and the North Wessex Downs AONB. This is contrary to policies G2, G4, G6, C2 and D1 of the South Oxfordshire Local Plan 2011.
That the harmful effects of the development on the agricultural character of the building, the countryside and the area of outstanding natural beauty is contrary to policy TSM5 of the South Oxfordshire Local Plan 2011 and government guidance contained in PPS4 (Planning for Sustainable Economic Growth) and the 'Good Practice Guide on Planning for Tourism' as these relate to tourist facilities in rural areas.
