Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby approved shall be carried out in accordance with the details shown on the submitted plan numbers RBAS 1002-2, A RBAS 1002-3 ,A RBAS 1002-4 A
Reason: To secure the proper planning of the area in accordance with the Development Plan Policies.
No building or raising of land levels shall take place within the site.
Reason: To prevent increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP5 of the South Oxfordshire Local Plan 2011.
Flood resilient construction up to the design flood level will be required.
Reason: To prevent an increased risk of flooding in accordance with Policy EP5 of the South Oxfordshire Local Plan 2011
