The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P10/W1403/DIS

That the development be carried out strictly in accordance with the particulars of the development contained in application P10/W0454 as shown on Drawing No: 1024-1 Revision 1A accompanying the application except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with the Development Plan Policies.

Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies C2, D1 and H13 of the South Oxfordshire Local Plan 2011.

That the additional accommodation hereby permitted shall be occupied and used only in connection with and incidental to the occupation and use of the existing property Hairoun, Icknield Road, Goring as a single dwelling house, as specified in the application, and shall not be occupied or used separately thereafter. Reason: To safeguard the character of the area and because the creation of a separate dwelling in this location would be contrary to the Policy H6 of the adopted South Oxfordshire Local Plan 2011.
