Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby approved shall be carried out in accordance with the details shown on the submitted plans, numbers 001.01, 001.02A, 001.03A, 001.04A, 001.05A, 001.07, 001.08, 001.09, 001.11A, 001.12A.
Reason: To secure the proper planning of the area in accordance with the Development Plan Policies.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
No building or raising of land levels shall take place within the site.
Reason: To prevent increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP5 of the South Oxfordshire Local Plan 2011.
That details of a scheme showing how the extension will incorporate flood resilient construction shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To prevent an increased risk of flooding in accordance with Policy EP5 of the South Oxfordshire Local Plan 2011.
