Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, L6A, L7A, L8A, L9A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works a drawing at a scale of 1:20 and 1:50 showing the window details shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON5 and CON6 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the historic fabric of the Listed Building is accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Related application(s): P10/W1053/DIS

That, prior to the commencement of works, details of the proposed drains, gutters, down pipes, vents and flues should be submitted and approved in writing by the Local Planning Authority. Reason: To ensure that details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Related application(s): P10/W1053/DIS

All new rainwater goods shall be cast iron painted. Reason: To protect the character of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Related application(s): P10/W1053/DIS

That, sample panels of facing brickwork showing the proposed brick to be used, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. That, prior to the commencement of development the specification of the lime mortar to be used for repairs to the rear elevation of the original building shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure details of the development are acceptable in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
