Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application R3.0022/10 as shown on plan numbers 783256-A 10.00, /11.01 & /12.01 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Head of Sustainable Development. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of three years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That samples of the external materials proposed to be used shall be submitted to and approved in writing by the Head of Sustainable Development prior to the commencement of development. Reason: To ensure the materials are compatible with the surrounding development (SOLP2011:G6).

That no development shall take place until the trees on the site which are to be retained and which are adjacent to or within the development area, have been protected during building operations by means of a protective fence around the edge the edge of the canopy of the trees in accordance with B.S. 5837:2005, and with the written requirements (copy attached) of the Head of Sustainable Development relating to the protection of trees. Furthermore, no works or storing of plant or materials shall be carried out within the fenced area. Reason: To ensure the protection of trees on the land and to preserve the amenities of the locality. (RSS2026:CC6)

That the means of vehicular access to the building, hereby permitted shall be from Mereland Road only. Reason: To protect the amenities of the residents of Abbott Close (RSS2026:T1)

No development shall commence until a construction traffic management plan has been submitted to the Head of Sustainable Development and approved in writing. Any plan which is approved shall be implemented in full. Reason: To ensure that construction traffic does not impinge on local amenity. (RSS2026:T1)

Before the development is commenced, a sustainable drainage scheme shall be implemented in accordance with details which shall have been submitted to and approved in writing by the Head of Sustainable Development. Reason: To prevent the increased risk of surface water flooding (RSS2026:NRM4; SOLP2011:EP6, EP7)
