The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON7, H13 and C2 of the South Oxfordshire Local Plan.
Notwithstanding the information contained within the application, details of the proposed gates shall be submitted to and approved in writing by the Local Planning Authority prior to their installation.
Reason: To ensure the details of the development are satisfactory in accordance with Policies CON7 and H13 of the South Oxfordshire Local Plan.
A tree protection plan (in accordance with BS:5837-2005) shall be submitted to and approved in writing by the Local Planning Authority prior to works commencing on site.
Reason: To safeguard the character of the area and protect potential habitat for roosting bats in accordance with Policies CON7, C8 and C2 of the South Oxfordshire Local Plan.
Details of required tree pruning and an arboricultural method statement giving details of construction of the no-dig driveway access, any other works within the root protection areas of the trees and in accordance with arboricultural practise note 12 "Driveways Close to Trees" shall be submitted to and approved in writing by the Local Planning Authority prior to works commencing on site.
Reason: To safeguard the character of the area and protect potential habitat for roosting bats in accordance with Policies CON7, C8 and C2 of the South Oxfordshire Local Plan.
No development shall occur between the months of May and August.
Reason: To reduce the potential for disturbance to roosting bats in accordance with Policy C8 of the South Oxfordshire Local Plan.
That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation which shall have been submitted to and approved in writing by the Local Planning Authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence.
Reason: As the site is of archaeological importance in accordance with Policy CON11 of the South Oxfordshire Local Plan.
