Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P11/E0956/DIS, P11/E1886/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, the unnumbered block plan, SMC/100227-PP-02 Rev L, cm/100227-PP-02 Rev L and cm/100227-PE-03 except as controlled or modified by conditions of this permission, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/E1886/DIS, P11/E2152/DIS

The rainwater goods shall be metal and painted black. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Unless agreed otherwise, all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Drawings of the joinery details for the new windows and doors at a scale of 1:5 and 1:20 shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, a full schedule of the repair works to the rear outshoot shall be submitted to and approved in writing by the Local Planning Authority. If during the course of works there should be a change to the schedule of works, a revised schedule shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. a) Details of the structural repairs including a method statement and annotated before and after drawings including elevations detailing the extent of repairs. b) Stripping and reinstatement of roof tiles. c) Section through the roof to show insulation and alterations to the structure. If the building is to be covered by protected scaffolding during the roof strip a detailed schedule of works will be required of any additional repairs once the structure is exposed. d) Details of timber repairs / replacements Thereafter the works shall be carried out in strict accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
