Conditions / Refusal Reasons
That, having regard to its design, height, size, bulk and prominent position, the proposed garage would result in an incongruous intrusion into the existing open nature of Radnor Close, which would significantly detract from the character and appearance of the street scene and the surrounding Henley-on-Thames Conservation Area. It would also have an unduly enclosing impact on nearby listed buildings, including Redcliffe House, which would be harmful to their setting. Finally, the rooflights and external staircase give the garage an unacceptably domestic appearance. As such, the proposal is contrary to the provisions of the South Oxfordshire Local Plan 2011, in particular Policies G2, G6, CON5, CON7, D1 and H13 and advice contained in the South Oxfordshire Design Guide and PPS5.
