Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, "Drawing 1" and "Drawing 2", except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That all works of demolition should be carried out by hand or by hand-held tools. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

No works shall take place on site prior to the making of a record of the existing floor. The record should include an annotated plan showing the positions of historic details such as drains and different floor surfaces and supported by photographs and a written description. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: To safeguard the identification and recording of features of historic and archaeological interest associated with the fabric of the building in accordance with Policies CON2, CON13 and CON14 of the South Oxfordshire Local Plan 2011.
