That, having regard to its proximity to the shared boundary, and the change in levels between the two properties, the proposed extension would have an unduly overbearing impact on No.7 Church Road, resulting in a loss of light and outlook to ground floor kitchen windows that would be to the detriment of the living conditions of the occupants of this property. As such, the proposal would be contrary to the requirements of the South Oxfordshire Local Plan 2011, in particular Policies G2, G6, D4 and H13 and advice contained in Section 6 of the South Oxfordshire Design Guide 2008.
