Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, A4-113 P1; A4-114 P1; and 116 P3, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the development is commenced: a. Joinery details for new window openings Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The residential use hereby approved shall only be used along with the residential use of 27 High Street as a single dwellinghouse. Reason: To ensure adequate standards of amenity for the occupiers of the buildings in accordance with Policies G2, G6, D4 and H4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order), no additions or extensions to the residential accommodation hereby approved shall be built, or ancillary buildings or structures erected within the curtilage, unless permission has been granted by the Local Planning Authority on an application made for the purpose. Reason: To prevent the overdevelopment of the site and protect the character and appearance of the surroundings in accordance with Policies G2, G6, CON2, CON3, CON5, CON7, D1, and H4 of the South Oxfordshire Local Plan 2011.

Prior to the occupation of the development hereby approved a detailed plan showing provision of car parking spaces to be provided within the site shall be submitted to and approved in writing by the Local Planning Authority and the parking spaces shall be laid out, surfaced (bound material), drained and completed in strict accordance with the approved details prior to the first occupation of the development hereby permitted. Thereafter the car parking spaces shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
