Samples of the materials to be used for the external walls and roofs of the dwelling hereby approved shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Prior to the commencement of the development hereby approved a plan showing the existing and proposed ground levels and finished floor levels of the dwelling hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Such levels shall be shown in relation to a fixed and known datum point. Thereafter the dwelling shall be constructed in accordance with the approved levels. That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in Relation to Construction" and shall have been submitted to, and approved in writing by, the local planning authority. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or any subsequent revision, no additions or extensions to the dwelling shall be built or ancillary buildings or structures erected within the curtilage, unless permission has been granted by the Local Planning Authority on an application made for the purpose. Reason: To prevent the overdevelopment of the site and to safeguard the character and appearance of the area in accordance with Policies G2, G6, C1, D1 and H12 of the South Oxfordshire Local Plan 2011. The development hereby permitted shall be implemented in accordance with the scheme of mitigation/enhancement outlined in the Ecology and Protected Species Appraisal dated 5th August 2010 in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made. This condition will be discharged on receipt of a letter from the project ecologist stating that the mitigation has been completed according to the approved report. Reason: To protect the important habitats/species on the site in accordance with Policy C8 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby permitted a scheme for the planting up of the three ponds, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented as approved within 24 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. Reason: To help to maintain the habitat value of the site in accordance with Policies C6, C9 and D1 of the South Oxfordshire Local Plan 2011.

No development shall commence within the application area until the applicant, or their agents or successors in title, has secured the implementation of a staged programme of archaeological investigation and mitigation in accordance with a written scheme of investigation that shall first be submitted to and approved in writing by the Local Planning Authority. The programme of work shall include all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication. The work shall be carried out by a professional archaeological organisation acceptable to the Local Planning Authority. Reason: To ensure the appropriate measures are taken to detect and preserve archaeological remains either in situ or by record in accordance with Policy CON13 of the South Oxfordshire Local Plan 2011.

A scheme of fencing and other means of enclosure and hard surfacing shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The dwelling shall not be occupied before the fencing and other means of enclosure and hard surfacing have been constructed in accordance with the approved details. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C1, D1, and H12 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development full details of how the spoil arising from the development hereby approved will be removed from the site shall be submitted to and approved in writing by the Local Planning Authority. The spoil shall be disposed of in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the proper disposal of the spoil generated by the development in the interests of the visual appearance of the site in accordance with Policies G2, G6, C1, D1 and H12 of the South Oxfordshire Local Plan 2011.

Sustainable design features shall be incorporated into the construction and fittings of the dwelling(s) hereby approved, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The sustainable design features shall thereafter be retained. Reason: To ensure high standards in the efficient use of energy and water in accordance with Policy D8 of the South Oxfordshire Local Plan 2011.

The self contained unit of accommodation above the triple garage as shown on drawing A-2 shall only be occupied for residential purposes ancillary to the residential use of the replacement dwelling hereby approved as a single planning unit. Reason: To prevent the creation of an independent unit of accommodation in accordance with Policy H6 of the South Oxfordshire Local Plan 2011.
