Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/E0182/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans,1265/300,301, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/E0182/DIS

That prior to the first occupation of the first floor flat, the window to bedroom one of the first floor flat shall be fitted with timber louvres, as specified on plan reference 1265/301, and the louvres shall be retained and maintained as such. Reason: To prevent overlooking in accordance with Policies G6 and D4 of the South Oxfordshire Local Plan 2011.

That the roof lights to be inserted shall be conservation style, with a central bar and fitted flush to the roof slope. Reason: To ensure that the details of the development are acceptable in accordance with Policies G6, CON7 and D1 of the South Oxfordshire Local Plan 2011.

That within 28 days from the date of this decision, details of the proposed rooflight over the ground floor lobby area shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are acceptable in accordance with Policies G6, CON7 and D1 of the South Oxfordshire Local Plan 2011.

That prior to the first occupation of either flat, the bicycle parking, as shown on plan 1265/301 shall be constructed and so retained. Reason: To ensure that the details of the development are acceptable in accordance with Policies D2 and T2 of the South Oxfordshire Local Plan 2011.

That within 28 days from the date of this decision notice, details of proposed sound proof measures between existing and proposed residential units shall be submitted to and approved in writing by the Local Planning Authority. The sound proof measure shall be incorporated into the conversion of the building prior to the first occupation of either flat. Reason: To ensure that the details of the development are acceptable in accordance with Policies EP2 and D5 of the South Oxfordshire Local Plan 2011.
