Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location plan, block plan, proposed floor plan, north elevation, east elevation, west elevation and south elevation, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That prior to the first use of the building for the use hereby permitted, the parking and turning areas shall be formed as shown on the block plan accompanying the application, using permeable materials, and shall be retained for parking and manoeuvering purposes to serve the brewery use hereby permitted. Reason: In the interest of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of the Town and Country Planning Use Classes Order 2010, (or any order revoking and re-enacting that Order)the building shall be used only for the brewing and bottling of beer as described in the application, and for the sales of beer produced on the premises, and shall not be used for any other purpose whatsoever. Reason: To protect the amenity of the area in accordance with Policies G2, EP1, EP2, E8, D2, T1 and T2 of the South Oxfordshire Local Plan 2011.

That no work shall take place at the premises except between the hours of 8-30 and 5-30 on Mondays to Fridays, and the shop shall not be open except between the hours of 2pm to 6pm Mondays to Fridays and 2pm to 4pm on Saturdays. No work shall be undertaken or the shop be open on Sundays or Bank Holidays. Reason: To safeguard the amenity of neighbouring residents in accordance with Policies EP2 and E8 of the South Oxfordshire Local Plan 2011.

That no goods, materials, plant or machinery shall be stored, repaired, operated or displayed outside of the building without the prior written permission of the Local Planning Authority. Reason: To safeguard the character of the area and the amenity of neighbouring residents in accordance with Policies G2, EP1, EP2, E8 and CON7 of the South Oxfordshire Local Plan 2011.
