Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, P2 C; P3 B; P4 B; P5 A; P6 A; P7 A; P8 B; and P9 B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works samples of the materials to be used for the external walls and roofs of the development hereby approved and for the paving within the courtyard area shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the historic and architectural interest of the listed buildings in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

Prior to their installation details of all new flues, vents and extracts to be used in conjunction with the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the historic and architectural interest of the listed buildings in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details of new windows in Elevation 1 (Drawing P6 A) and Elevation 11 (Drawing P8 B) and door in Elevation 2 (Drawing P6 A) at a scale of 1:5 and 1:20. b. Details of new metal railings at a scale of 1:5. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed buildings in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011. Details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of the condensing units b. Details of new internal and external lighting c. Specification of lime mortar to make good the brickwork within the courtyard and a specification for lime render and its finish coat if the courtyard wall is found to be in poor condition d. Details of the bond, pointing and mortar for new brickwork Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.
