Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P11/E0489/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, SD03, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Only the following works as listed within the Schedule of Works (Parts 5 and 6 of the Design and Access Statement) accompanying the application shall be undertaken pursuant to this consent in respect of the proposed works to the house. i) Front room: Lifting of timber floors and removal of dwarf walls. Removal of modern plaster skim ii) Stair hall: Lifting of 19c tiles and setting aside for possible reuse and stripping out loose 19c plaster iii) Parlour: Lifting of timber floor and removal of dwarf walls and stripping plaster from underside of floor to inspect for signs of decay iv) Rear Passage: Lifting of clay floor tiles and setting aside for reuse v) Stone wing: Removal of loose plaster from external walls and inspection of infill section of masonry for stability. Removal of plaster around junction of principal floor bean and inspection of condition. Lifting of modern timber floor and cleaning of debris. vi) First floor: Removal of upper section of modern infill in stairwell and inspection of timber frame vii) Bedroom 3 (first floor): Stripping of infill to window and inspection of condition viii) Bedroom 4 (first floor): Stripping out ceiling and loose areas of plaster and inspection. Inspection and lifting of floorboards where necessary. ix) Front room (first floor): Removal of loose plaster and inspection for signs of decay. x) Rear room (first floor): Lifting of decayed floorboards and stripping of plaster from the underside of the roof. xi) Roof: Removal of tiles and strorage for reuse and provision of temporary roof. Reason: In the interests of the historic and architectural integrity of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the relevant part of the works hereby approved to the house, a method statement for the lifting of the timber floors and tiles shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic and architectural integrity of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the relevant part of the works hereby approved to the tithe barn, a schedule of repairs and samples of any replacement stonework with details of the lime mortar specification shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic and architectural integrity of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant part of the works hereby approved to the milking parlour, a method statement for the approved works shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic and architectural integrity of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant part of the works hereby approved to the piggery, drawings to indicate the area and extent of the dismantling and a method statement for these works shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic and architectural integrity of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
