Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, block plan scale 1:500, plan ref. B656//02A, /03A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and D1 of the South Oxfordshire Local Plan 2011.
The garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior written permission of the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies G2, D2, H13, T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
That the existing parking space on the front of the site shall be retained and maintained as such.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies G2, D2, H13, T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
That prior to the commencement of the development, details of minimal dig foundations to be used in the construction of the development, and details of a tree protection scheme, to comply with BS 5837:2005, shall be submitted to and approved in writing by the Local Planning Authority. The tree protection measures shall be kept in place for during the entire course of the development, and foundation works shall be constructed as approved.
Reason: To safeguard trees which are visually important in accordance with Policies G2, G6, C9, D1 and H13 of the South Oxfordshire Local Plan 2011.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and incidental to the occupation and use of the existing property, 1 Brookside, Thame, as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: Permission is granted on the basis that the use will be incidental to the main house as unrelated use would be contrary to Policies G2, G6, D1, D2, D4, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
