Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, SNEAD PROP 1A and SNEAD PROP 1A DETAILS, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

With the exception of the rainwater goods, which shall be metal painted white or black, the exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the historic and architectural interest of the listed building in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby approved, a detailed section drawing, including flashing details, of the junction of the works hereby approved with the existing building shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the works shall be carried out in accordance with the approved details. Reason: In the interests of the historic and architectural interest of the listed building in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
