Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 231886/3, 6, 7, 111, 114,115, 116, 211, 214, 215, 216, 220, 221, 222, 223, 224 and 225, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P13/S2965/DIS

That prior to the commencement of works, joinery details for all new windows and doors, including internal doors, at a scale of 1:5 and 1:20, including details of the type of glass to be used shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011. That prior to the commencement of the works, full details of the following matters shall be submitted to and approved in writing by the Local Planning Authority - - joinery details for the new screen between FF5a and FF5b - the new log burner to be installed into GF11, including details of any modifications required to the associated stack and chimney. - all new flues, vents and extracts to FF6 and FF8. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

The new partition to FF12 is to be timber studwork construction to enable it to be easily reversible. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That a photographic record shall be undertaken of the existing internal and external walls both prior to and during works and shall be deposited with the Oxford Historic Environment Records. Reason: To safeguard the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building in accordance with Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.
