Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans,location plan 1:1250 and plan reference 10/443/02/B , except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of works a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That no works shall commence until written approval has been given by the Local Planning Authority to a sample panel of the brickwork to be used in the construction of the walls of the development including the coursing, pointing style and mortar specification. The works shall be carried out in accordance with the approved sample panel. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the rooflights hereby permitted shall be conservation style, with a central bar and set flush with the roof. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Related application(s): P11/E0013/DIS

That works shall not begin until a detailed specification at scales 1:5 and 1:20 of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. Related application(s): P11/E0013/DIS

That no works shall take place until a sample of the clay tiles to be used for the roof of the building have been submitted to and approved in writing by the Local Planning Authority.
