The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P11/E0013/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, location plan 1:1250 and plan reference 10/443/02/B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P11/E0013/DIS

Prior to the commencement of development a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority and any such works shall be implemented in strict accordance with the details as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, C2, CON2, CON3, CON5 and D1 of the South Oxfordshire Local Plan 2011. That no development shall commence until written approval has been given by the Local Planning Authority to a sample panel of the brickwork to be used in the construction of the walls of the development including the coursing, pointing style and mortar specification. The development shall be carried out in accordance with the approved sample panel. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, C2, CON2, CON3, CON5 and D1 of the South Oxfordshire Local Plan 2011. That the rooflights hereby permitted shall be conservation style, with a central bar and set flush with the roof. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, C2, CON2, CON3, CON5 and D1 of the South Oxfordshire Local Plan 2011.

That no development shall take place until a sample of the clay tiles to be used for the roof of the building have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, C2, CON2, CON3, CON5 and D1 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification at scales 1:5 and 1:20 of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, C2, CON2, CON3, CON5 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (Amendment) (No.2) Order 2008 (or any order revoking and re-enacting that Order), no extensions, roof extensions or additional windows, doors or rooflghts shall be added the building without the prior grant of planning permission from the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, C2, CON2, CON3, CON5 and D1 of the South Oxfordshire Local Plan 2011.

That the sustainable design features, as specified in the Design and Access Statement accompanying the application shall be incorporated into the dwelling hereby approved, and shall thereafter be retained. Reason: To ensure high standards in the efficient use of energy, water and materials in accordance with Policy D8 of the South Oxfordshire Local Plan 2011.

That the residential accommodation hereby permitted shall be confined to those residential areas shown on plan reference 10/443/02/B, and shall be used for staff accommodation in connection with the use of the existing buildings at Bix Manor for those commercial purposes permitted under planning permission P09/E0756/RET. Reason: Permission is granted on the basis that the use will be ancillary to the existing commercial uses at Bix Manor in accordance with Policies G2, C2, CON2 CON5 and D1 of the South Oxfordshire Local Plan 2011.
