Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P11/E0776/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 4882/06A, 4882/07, 4882/09, 4882/08 and 4882/10 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of lime mortar and plaster specifications b. Details of the floor slab in section c. Details of the Delta 500 system d. Schedule of repairs to the windows e. Details of proposed new windows and doors at a scale of 1:5 and 1:20, together with details of finishes f. Details of drains, gutters, down pipes, vents and flues Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Before the relevant part of the work has begun samples of the tiles to be used on the roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Repairs to the existing brickwork shall be carried out using hand held tools and a sample area of re-pointing (using a lime mortar which matches the existing, in colour, texture and joint finish) shall be inspected by the Local Planning Authority ahead of commencement of this phase of the works. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
