The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 401a and 201, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Detailed drawings in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun, and thereafter the works shall be carried out in accordance with the approved details.
a) Stone plinths, string courses and door surrounds;
b) New gates
Reason: In the interests of the architectural and historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
Details of materials in respect of the following shall be submitted and approved in writing by the Local Planning Authority prior to the commencement of the relevant stage of work, and thereafter the works shall be carried out in accordance with the submitted details.
a) Samples of the stone to be used for replacement dressings;
b) Details of the specification for lime mortars and renders.
Reason: In the interests of the architectural and historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
Sample panels of facing render/stonework showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the works shall be carried out in accordance with the approved panels.
Reason: In the interests of the architectural and historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
A method statement for dismantling and rebuilding the wing walls and underpinning the central gateway shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works hereby approved. Thereafter the works shall be carried out in accordance with the approved details.
Reason: In the interests of the architectural and historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile.
Reason: In the interests of the architectural and historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

P11/E0416/DISNo works shall take place on site prior to the making of a detailed record/implementation of a scheme of recording of the buildings to be dismantled. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed by the Local Planning Authority.
Reason: As the building is of historic importance in accordance with Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.
