Having regard to its prominent position, size and unsatisfactory relationship with the existing modest building and its small plot, the proposed extension would detract from the simple form, character and appearance of the existing property. It would also consolidate the sporadic development in this part of Nettlebed, detracting from the landscape setting of the village within this part of the Chilterns Area of Outstanding Natural Beauty. As such, the proposal would be contrary to Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011 and advice contained in the South Oxfordshire Design Guide 2008.
