The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P10/E1842/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plan mtp/2010/HOW01 , except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P10/E1842/DIS

Prior to commencement of development, a schedule of materials shall be submitted and approved in writing by the Local Planning Authority and the development shall be implemented in accordance with the agreed schedule. Reason: In the interests of the landscape character of the locality and in accordance with Policies G2, G6, C1, C2, D1 and R10 of the South Oxfordshire Local Plan 2011.

Prior to commencement of development, a landscaping scheme incorporating an indigenous boundary hedge along the boundary with Wyfold Lane, shall be submitted to and and approved in writing by the Local Planning Authority and the agreed scheme shall be implemented within the first planting season of use of the stables and thereafter retained as approved. Reason: In the interests of the landscape character of the locality and in accordance with Policies G2, G6, C1, C2, D1 and R10 of the South Oxfordshire Local Plan 2011.

The private use of the stables hereby approved shall be limited to four horses and shall remain ancillary to the operation of Kingwood Farm and not for any separate equestrian or livery use. Reason: In the interests of the landscape character of the locality and highway safety and residential amenity in accordance with Policies G2, G6, C1, C2, D1, D4, EP2, T1, T2 and R10 of the South Oxfordshire Local Plan 2011.

Prior to commencement of development, details of any external lighting shall be submitted to and approved in writing by the Local Planning Authority and thereafter implemented and retained in accordance with the approved details. Reason: In the interests of the landscape character of the locality and in accordance with Policies G2, G6, C1, C2, D1, EP3 and R10 of the South Oxfordshire Local Plan 2011.
