Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2.11 Rev H, 2.12 Rev E, 2.22 Rev C, 2.20 Rev D, 2.21 Rev C, 2.24 Rev B2, 23 Rev D, 2.10 Rev K, and 2.25 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Samples of the materials to be used in respect of the following shall be submitted and approved in writing by the Local Planning Authority ahead of commencement of the relevant stage of works: - Stone for walling; - Stone coping and kneeler; - Bricks; - Tiles; - Timber boarding, including finish. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Details (including drawings where necessary) in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Roof glazing detail b. Junction of the glazed link with the sitting room and garden Wall c. New chimney stacks d. Specification of lime mortar e. New windows and doors at 1:5 and 1:20, together with details of finishes f. Drains, gutters, downpipes, vents and flues g. Method statement for the piling works Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Sample panels of facing brick/stonework showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be painted metal. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The roof lights hereby approved shall be flush fitting conservation style roof lights. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
