The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1378/01B, except as controlled or modified by conditions of this permission. Samples of the materials to be used for the external walls and roofs of the dwellings hereby approved shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, D1 and H4 of the South Oxfordshire Local Plan 2011. Related application(s): P10/E1663/DIS

A scheme for the means of treatment of the hard surfaced areas of the site shall be submitted to and approved in writing by the Local Planning Authority before any development starts on site. The dwellings shall not be occupied before the hard surfaced areas have been constructed in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. A scheme of fencing and other means of enclosure for the boundaries of the site shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The dwellings shall not be occupied before the fencing and other means of enclosure have been constructed in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. Prior to the commencement of the development hereby approved a plan showing the existing and proposed ground levels and finished floor levels of the dwellings hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Such levels shall be shown in relation to a fixed and known datum point. Thereafter the dwellings shall be constructed in accordance with the approved levels. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, D1 and H4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or any subsequent revision, no additions or extensions to the dwellings shall be built, unless permission has been granted by the Local Planning Authority on an application made for the purpose. Reason: To prevent the overdevelopment of the site and to safeguard the character and appearance of the area in accordance with Policies G2, G6, D1 and H4 of the South Oxfordshire Local Plan 2011.

The dwellings hereby permitted shall be designed to incorporate sustainable methods of construction to attain Code Level 3 of the Code for Sustainable Homes, in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority prior to commencement of the development. The approved sustainability measures shall thereafter be retained. Reason: To ensure high standards in the conservation and efficient use of energy, water and materials, in accordance with Policy D8 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the development hereby approved, the parking areas shall be provided in accordance with the approved plan and shall be constructed, laid out, surfaced, drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.

The hours of work for all contractors for the duration of the site development shall, unless otherwise agreed in writing by the Local Planning Authority, be limited to 7:30am to 6:00pm on Mondays to Fridays, 7:30am to 1:00pm on Saturdays and no work shall be carried out on Sundays or Bank Holidays. Reason: To protect the occupants of nearby residential properties from noise and dust disturbance during the development of the site in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be designed and constructed to meet Secure by Design Part 2 Standards for physical security. Reason: In the interests of crime prevention in accordance with Policy D6 of the South Oxfordshire Local Plan 2011.
