The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P14/S2170/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1061/2A, 3A, 4A and 5, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P14/S2170/DIS

That the materials used to repair the walls and roof of the bothy shall match in all respects the materials used in the construction of the existing building. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011. That prior to the commencement of the development and works hereby permitted, joinery details at scales 1:5 and 1:20 of all new windows and doors shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the additional living accommodation and office use hereby permitted shall be occupied and used only in connection with and incidental to the use of the existing property, Coombe End Farm House,as a single dwelling house, as specified in the application, and shall not be occupied or used separately therefrom. Reason: Permission is granted on the basis that the use will be incidental to the main house as unrelated use would be contrary to Policies H6, G2, C2, CON5 and T1 of the South Oxfordshire Local Plan.

That prior to the commencement of the development and works hereby permitted full details of the proposed flues, vents and extracts shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in Relation to Construction" and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
