Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 100 P4, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Samples of the materials to be used for roofs of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

All new rainwater goods associated with the development hereby approved shall be constructed of cast iron. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

A sample panel at least 1 metre square of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the development are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the development is commenced: a. Joinery details for new window openings b. Garden gate in new boundary wall Reason: In the interests of the character and appearance of the site and surrounding area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The flintwork in the replacement wall and in any other part of the development hereby approved shall consist of individual flint laid in lime mortar. Pre-cast flint blocks shall not be used. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The use of the replacement workshop hereby approved shall be for purposes ancillary to the existing commercial use of the site as shown on the site location plan. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.
