That the upper walls of the building above the concrete blocks shall be clad in shuttering ply board within 3 months of the date of this permission. Reason: To safeguard the amenities of local residents and the rural character of the area, and in accordance with Policies G2, G4, EP2 and E8 of the South Oxfordshire Local Plan 2011.

That the open area of the site to the south (front) of the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage or vehicle repair use shall take place other than inside the barn building. Reason: To safeguard the amenities of local residents and the rural character of the area, and in accordance with Policies G2, G4, EP2 and E8 of the South Oxfordshire Local Plan 2011.

That no additional openings shall be inserted into any part of the building. Reason: To safeguard the amenities of local residents and the rural character of the area, and in accordance with Policies G2, G4, EP2 and E8 of the South Oxfordshire Local Plan 2011.

No vehicle repair work or associated activities including deliveries/loading/unloading/servicing or parking or manoeuvring of vehicles shall be carried out at any time on Sundays or Bank Holidays or outside the hours of 08:30 to 18:30 Monday to Saturday. Reason: To safeguard the amenities of local residents and the rural character of the area, and in accordance with Policies G2, G4, EP2 and E8 of the South Oxfordshire Local Plan 2011.

That any vehicle repair work shall only be carried out in the barn building when the large doors are closed. Reason: To safeguard the amenities of local residents and the rural character of the area, and in accordance with Policies G2, G4, EP2 and E8 of the South Oxfordshire Local Plan 2011.

No external lighting shall be erected unless a scheme is first submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the amenities of local residents and the rural character of the area, and in accordance with Policies G2, G4, EP3 and E8 of the South Oxfordshire Local Plan 2011.

The use hereby permitted shall be carried on only by Mr K McAleer or Mr A Spencer and by no other person or persons. Reason: To ensure the permission is exercised only by the applicant as permission is given only in view of the particular circumstances of the proposal, and in accordance with Policies G2, G4, EP2 and E8 of the South Oxfordshire Local Plan 2011.

The vehicle repair use hereby permitted shall be for recreational or hobby use only and not for any trade, commercial or business purpose. Reason: To safeguard the amenities of local residents and the rural character of the area, and in the interests of highway safety, in accordance with Policies G2, G4, EP2, E8 and T2 of the South Oxfordshire Local Plan 2011.
