Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 100 P4, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Samples of the materials to be used for the roofs of the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the special architectural and historic interest, and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

All new rainwater goods associated with the works hereby approved shall be constructed of cast iron. Reason: To safeguard the special architectural and historic interest, and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

A sample panel at least 1 metre square of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural and historic interest, and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the works are commenced: a. Joinery details for window openings b. Garden gate in new boundary wall Reason: To safeguard the special architectural and historic interest, and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

The flintwork in the replacement wall and in any other part of the works hereby approved shall consist of individual flint laid in lime mortar. Pre-cast flint blocks shall not be used. Reason: To safeguard the special architectural and historic interest, and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest, and setting of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
