Having regard to its prominent position, size and unsatisfactory relationship with the existing side and rear elevations, the proposed extensions would detract from the form, character and appearance of the existing property and the wider St Marks Road Conservation Area. As such, the proposed extensions are considered to be contrary to Policies G2, G6, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011 and advice contained in the South Oxfordshire Design Guide 2008.
