Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LA-01, LOC-001 and SP-001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The car park area hereby permitted shall be kept free of obstructions at all times and used only for the purpose of vehicle parking. Reason:In the interest of highway safety and in accordance with policies T1 and T2 of the South Oxfordshire Local Plan 2011.

The hedge and the trees proposed on plan LA-01 dated October 2013, shall be planted within 6 months of the date of the permission hereby granted, in accordance with the details specified by email dated 5 November 2013, and any tree or hedge plant which may die or be seriously damaged or destroyed within 5 years of the date of this permission shall be replaced and the replacement plant shall be properly maintained. Reason: To safeguard the character of the area and to help assimilate the development into its surroundings and to mitigate the harm to existing trees on site, in accordance with policies C9 and D1 of the South Oxfordshire Local Plan 2011 and policy CSEN1 of the South Oxfordshire Core Strategy.

The car park area hereby permitted shall not be externally lit unless in accordance with a lighting scheme which is first sumitted to and approved in writing by the local planning authority. Reason: To safeguard the amenity of neighbouring residents and the semi-rural character of the local area in accordance with policies EP3 and CF2 of the South Oxfordshire Local Plan 2011 and policy CSEN1 of the South Oxfordshire Core Strategy.
