The development would be contrary to Policies G2, G4, G6, C1, D1 and H6 of the South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide 2008, PPS1 and PPS3. Having regard to the location of the site abutting open countryside, to the modest size of the plot and to the position of the site relative to adjoining properties, the proposal would result in a cramped form of development which would be poorly related to and would be out of keeping with the pattern of adjoining development, would extend development out into open countryside and would thereby detract from the rural character of the area.
