Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, plan of rear ground floor, justification statement and boiler details, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That works of breaking through for the new flue shall be done using hand tools only. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That all works and works of making good use lime mortar of a specification to be agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
