Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, DT.10, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, samples of any new bricks to be used in the rebuilding of the wall hereby permitted shall be provided on site for inspection and approved in writing by the local planning authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That, prior to the commencement of works, a specification of a lime mortar to be used in the rebuilding of the wall hereby permitted shall be submitted to and agreed in writing by the Local Planning Authority. Thereafter the works will take place fully in accordance with the approved details. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That the new section of wall to be re-built shall be constructed using Flemish garden wall bond to match the dominant bond of the existing wall. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, a structural engineers report shall be submitted to and agreed in writing by the Local Planning Authority. This report shall give a detailed specification of traditional footings to be used in the foundations that will support the re-built wall. Thereafter the works will take place fully in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That any works of demolition of the existing unstable wall shall take place by hand, or by using hand-held tools. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.
