Having regard to its excessive size and proximity to the shared boundary, the proposed rear extension would have an oppressive and overbearing impact on the residential amenity of No.16 Lambourne Road resulting in loss of light that would materially harm the living conditions of the occupants. As such the proposal would be contrary to Policies G2, D4 and H13 of the South Oxfordshire Local Plan 2011.

Having regard to the scale and asymmetric design incorporating an overhang to the garage, the proposed rear and side extension would be out of keeping with the character and appearance of the property and would detract from the street scene. As such, the proposal would be contrary to advice contained within the South Oxfordshire Design Guide 2008 and Policies G2, G6, D1 and H13 of the South Oxfordshire Local Plan 2011 and advice contained in PPS1.
