The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the new section of brick and flint wall shall have traditional hand-made flint panels, using lime mortar.
Reason: To safeguard the character and appearance of the conservation area and the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, D1, H13, CON7, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
That further details in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. Details of the junction between retained brick and flint wall and the proposed box gutter.
b. The final colour, finish and material of the garden room and its plinth
c. Details at a scale of 1:5 and 1:1 of the pattern template to be used to recreate the section of railings.
d. A specification of the lime mortar to be used for repairs to the existing wall, and to be used in the construction of the new section of brick and flint wall.
e. A sample of the brick and coping to be used in the section of the brick and flint wall.
Reason: To safeguard the character and appearance of the conservation area and the special architectural or historic interest of the listed building and in accordance with Policies G2, G6, D1, H13, CON7, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
All new rainwater goods shall be painted ogee moulded metal.
