The site lies in an isolated position , in an area without a range of services and facilities and within the Chilterns Area of Outstanding Natural Beauty. The proposal to retain a second dwelling on the site represents an undesirable consolidation and cramped form of development in an unsustainable location that neither preserves nor enhances the natural beauty or special landscape quality of the area.
