The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P18/S1034/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 00390-00-B (all Sheets); 00390-01-C; 00390-02-A Sheets 1, 2 and 3; except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P18/S1034/DIS

No development or other operations shall commence on site until a scheme for the landscaping of the site and wider farm complex has been submitted to and approved in writing by the Local Planning Authority. The details shall include schedules of plants, noting species, plant sizes and proposed numbers/densities, an implementation programme, and details of written specifications including cultivation and other operations involving tree, shrub and grass establishment. The scheme shall ensure: a)Completion of the approved landscape scheme within 12 months of the commencement of the development. b)Any trees, shrubs or plants that die or become seriously damaged within five years of the commencement of the development shall be replaced by trees or shrubs of similar size and species to those originally required to be planted. Reason: To ensure the implementation of a satisfactory scheme of landscaping which will in due course help to mitigate the visual and landscape impact of the development in accordance with Policies G2, G6, C1, C2, D1, and A1 of the South Oxfordshire Local Plan 2011. Concurrent with the submission of comprehensive details of the proposed landscape works, a maintenance schedule and along term management plan for the soft landscaping works shall be submitted to and approved in writing by the local planning authority. The schedule and plan shall be implemented in accordance with the agreed programme. Reason: To help to assimilate the development into its surroundings in accordance with Policies G2, G6, C1, C2, D1, and A1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development full details of how the spoil arising from the development hereby approved will be removed from the site shall be submitted to and approved in writing by the Local Planning Authority. The spoil shall thereafter be disposed of in accordance with the approved details. Reason: To ensure the proper disposal of the spoil generated by the development in the interests of the visual appearance of the site and wider landscape in accordance with Policies G2, G6, C1, C2, D1 and A1 of the South Oxfordshire Local Plan 2011.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the appearance of the development and in accordance with Policies G2, G6, C1, C2, D1 and A1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved, details of the proposed effluent drainage system shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. Reason: To prevent pollution in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.
